Can foreigners buy property in Bulgaria?

EU citizens can buy property and land in Bulgaria with no restrictions. Non-EU nationals can buy apartments and buildings freely, but buying land (including gardens and plots) requires either setting up a Bulgarian company or qualifying under a bilateral treaty. I advise on the right structure for your specific nationality and situation.

Do I need to be in Bulgaria to buy property?

No. With a Power of Attorney (which can be signed at a Bulgarian consulate in your country, or in Bulgaria before a notary), I can represent you through the entire process — from due diligence to signing the final deed. Many of my clients complete their purchase entirely remotely.

What does a property due diligence check cover?

A full due diligence covers: verification of the seller's ownership title, search for mortgages and encumbrances in the Property Register, cadastre check for boundaries and permitted use, planning and zoning status, any outstanding tax liabilities, and checking the building's Act 16 (habitation permit) if it's new construction. You receive a written report summarising all findings.

What is a preliminary contract and is it binding?

A preliminary contract (предварителен договор) is a legally binding agreement between buyer and seller that precedes the final notary deed. It sets the price, payment terms, completion date and penalties. If you sign without legal review, you risk losing your deposit if the deal falls through. I review and negotiate these contracts before you sign.

How much does a property lawyer cost in Bulgaria?
